How it works
Most buyers start by scrolling listings. Starting with a plan saves time, money and a lot of lost bidding wars.
Tell Marc what you want, your timeline and your budget. No pressure and nothing to sign on the call.
Neighbourhoods that fit, what homes there really sell for, and what to sort out before you make an offer.
Matching homes as soon as they list, showings, and a broker negotiating the price and terms for you.
Answers to the questions buyers ask most often.
In Canada you can buy with as little as 5% down on the first $500,000 of the price, with a higher minimum on the portion above that. Homes over $1.5 million need at least 20% down. Your lender or mortgage broker will confirm what applies to you, and Marc can connect you with one.
Plan for land transfer tax (in Toronto you pay both the Ontario and the City tax), legal fees, title insurance, a home inspection and moving costs. First-time buyers can get rebates on both land transfer taxes. Marc will give you a realistic estimate for the homes you're looking at.
In many Toronto sales the buyer's agent is paid from the commission the seller offers, so buyers often pay nothing out of pocket. Ontario rules require a written agreement that spells out how your agent is paid, and Marc will go through it with you before you start.
Yes. A pre-approval tells you what you can afford, holds a rate for a while, and makes your offer stronger, especially when there are multiple offers.
It depends on your finances and how busy the market is. Selling first gives you certainty about your budget, while buying first secures the home you want. If you already own, Marc can map out both options and the bridge financing involved.
